Terms and Conditions

The terms and conditions for your stay at Quinta Castanheira are based very much in common sense, but we lay them out here for you to avoid confusion. Vitally, your support in treating the space we provide with respect allows us to continue to offer it in a way that will ensure maximum enjoyment for every visitor. Please ensure you read and fully understand these booking terms and conditions. If anything is unclear, feel free to contact us so we can explain in further detail to avoid any misunderstandings—we are always here to help!

Bookings are subject to the following terms and conditions.

Before you arrive

  • A contract between you and the owner will come into existence when payment is received and a booking confirmation is issued showing the confirmed holiday dates. The contract binds you and all the members of your party so please ensure that everyone accepts the terms of the contract set out in these terms and conditions of booking.
  • When you book directly with Quinta Castanheira, a non-refundable 50% deposit of the holiday cost is payable at the time of booking. The remaining value of the booking must be paid via bank transfer before the day of arrival, or in cash upon arrival. Please notify us via email if your preference is for the latter.
  • If the balance is not received by the day of arrival, then your holiday will be treated as a cancellation and you will forfeit the booking while remaining liable to pay the balance of the reservation.
  • All cancellations must be notified in writing. If you cancel your holiday before it is due to start, then your deposit will be forfeited. If your flights are cancelled by the airline unexpectedly, or you experience some other unforeseen circumstance no less than a month before your booking, please contact us to discuss the possibility of deferring your booking.
  • We strongly advise that you take out comprehensive travel insurance to cover cancellations. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.
  • Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible, and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.
  • Bookings cannot be accepted from persons under eighteen (18) years of age.
  • The minimum age for guests and visitors is twelve (12) years of age.
  • The owner reserves the right to refuse a booking without giving any reason.
  • Parties or events: The accommodation is limited to a maximum number of 8 persons staying at any time, and all persons staying overnight must be listed on the booking form. Parties and events are prohibited unless the guests contact the owners to discuss their needs and receive written permission outlining the parameters agreed upon. Please note that parties and events in Portugal may be subject to sound laws, and the guests are liable for legal breaches. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.

During your stay

  • Arrivals are from 4pm (16:00h) unless otherwise agreed and guests are required to vacate the rental by 11am (11:00h) unless otherwise agreed on the day of departure. This allows the accommodation to be thoroughly cleaned and prepared for incoming guests.
  • Due to the presence of a range of resident animals at Quinta da Castanheira, pets are not permitted.
  • Guests may not enter the animal enclosures and gates must be kept closed at all times.
  • We or our representatives reserve the right to enter the accommodation at any time to undertake essential maintenance or for exceptional inspection purposes. Unless there is an emergency we will not enter without notifying the guests.
  • Damages and breakages: Please treat the facilities and accommodation with due care so that other guests may continue to enjoy them. If you notice something is missing or damaged in your accommodation, please let us know immediately so that we can arrange repairs/replacements. If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly, especially before check-out. The accommodation will be inspected at the end of the holiday and while the occasional broken glass or dish is absolutely nothing to worry about, you may be charged for any neglegent loss or damage.
  • Please do not move any furniture from one room to another or alter settings on the solar and hot water systems.
  • Please lock the front door of your accommodation when leaving the property unoccupied.
  • Please make sure you switch off lights and any electrical appliances when you go out—we’re an eco-friendly holiday home.
  • The client may in no circumstance re-let or sublet the property, even free of charge.
  • The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building, grounds, or pool. Please notify us if you encounter a problem so that we can pursue a remedy.
  • The in-house information folder contains further details such as emergency contacts, waste disposals, animal areas, and fire safety. If you have further questions, don’t hesitate to get in touch.
  • The owners are not responsible for the loss of any personal belongings or valuables of the guest.
  • All Quinta Castanheira inventory must remain on the property and not be taken to another property.
  • Swimming pool: Please avoid using glass or sharp objects in or near the swimming pool—and notify us if either are dropped or discovered in the water.
  • Quinta da Castanheira accepts children aged 12 and above as guests/visitors. Guests are responsible for the safety and security of their children at all times.
  • Please park your vehicles in the designated guest car parking area.
  • Excessive noise is prohibited in Portugal between 10pm (22:00h) and 7am (7:00h). In the case of a public disturbance, guests may be subject to fines.
  • Barbecue: Please use the designated barbecue utensils and empty the barbecue only once the ash has cooled using the ash bucket provided. Detailed information about fire safety is provided in the in-house information folder.
  • During Portugal’s annual fire season, portable barbecues are prohibited and cigarette butts/ash must not be dropped outdoors. Bonfires of any size require a licence all year round. Guests breaching fire safety laws in Portugal may be subject to fines or liablity.

At the end of your stay

  • The owner reserves the right to make a charge to cover additional cleaning costs or damages if the client leaves the property in an unacceptable condition.
  • Please note that if any keys issued are not returned at the end of your stay a €5 replacement fee will be charged to you.
  • No compensation will be given for any temporary outage of electricity, gas, water, internet connection, or television service. Please notify us immediately if you experience an outage so we can remedy it quickly!
  • We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort, or health of others.
  • Any problem or complaint which the client may have concerning their holiday must be promptly reported directly to us/our representatives, and we will endeavour to put matters right. Any complaints not reported to us at the time and only reported after the client has returned from holiday will not be considered by the proprietor.
  • This property is privately owned and is our home. As such, we hope and expect that all guests will enjoy the facilities and treat the property with the same respect that they would their own house. We appreciate your support!

Your Rights as a Consumer

Your rights as a consumer in Portugal are protected. All businesses in Portugal are required to have a registered complaints book, allowing customers to report serious grievances. We have a physical complaints book on-site and a digital version that can be found here: livroreclamacoes.pt

We reserve the right to make reasonable amendments or additions to these terms and conditions without notice. The date of the current version will be displayed and previous versions available upon request.
